WA HACKATHON · ZENITH ENERGY

Find the buyer.
Make the introduction.

Get to the person developing WA land early, connect them with Zenith, and pursue a signed deal or MOU naming Zenith as a WA microgrid provider before Friday 30 Oct 2026.

Zenith’s fit band: load ≤5 MW · CMD ≤4 MW · connection <10 MW [A — claims audit, §2b ★1]

Last updated 25 Oct 2026 AWST · Deadline supplied by hattr [Brief]

Signing readiness: UNKNOWN for every lead. These are ranked outreach priorities, not confirmed buyers or close probabilities. UNVERIFIED No evidence establishes a live energy procurement, signing authority, or willingness to sign by Friday. hattr finds and introduces the developer; hattr is not a land agent and is not buying land.

STAGE 1 ONLY · COORDINATOR ROUTE

East Wanneroo Precinct 8 — Ranch Road · Stage 1 only

Mariginiup · SPN/2387 · 261.96 ha · approximately 2,500 dwellings [R]

Who

Qube Property Group coordinates the landowner group. Rowe Group prepared the plan; JDSI Consulting Engineers is on the consultant team. Named firms are evidenced in the draft plan; current titles and authority to sign are UNVERIFIED. [R]

Why now

WAPC required modifications on 23 Jul 2025. The City page says modifications for final approval and labels the project “Stage K - Subdivision Applications”. Approach the coordinator before servicing choices are locked; the current stage’s procurement status is UNKNOWN. [RS]

Load & network

Stage 1 only is the proposed Zenith opportunity; its current load and band fit are UNKNOWN. Zenith’s fit band: load ≤5 MW · CMD ≤4 MW · connection <10 MW [A]. The plan’s 13.5 MVA ultimate is full-build context outside that band, not the Zenith opportunity; 8 MVA per dedicated feeder. Reinforcement is likely, but may not be needed at Stage 1. The draft TSP forecasts Wanneroo at 103% in 2027; Joondalup transformer/load transfer is a planning-stage action targeting 2030. [R] [N]

What could stop a deal

The draft plan also quotes 25–30 MVA available in 2028; its wording about feeder/substation capacity must be reconciled with Western Power. Full-build MVA is not MW: power factor is UNKNOWN. A staged microgrid is a proposal, not an engineered design. [R]

APPROVED PLAN · OWNER INTRODUCTION NEEDED

Lots 877 & 878 Stakehill Rd, Karnup

SPN/2297 · 48.71 ha · potentially approximately 420 dwellings [K]

Who

landowner not confirmed (title search pending). [A] Element Advisory prepared the plan. Contact the owner via the consultant firm / title search. Current ownership and the buyer/development manager are UNVERIFIED. [K]

Why now

Structure plan approved 19 Nov 2025. The plan places servicing costs on the landowner/applicant and describes generally north-to-south staging. The supplied checks found no subdivision approval; current subdivision status is UNKNOWN, not proof there is none. [K] [D]

Load & network

The servicing appendix estimates 2.8 MVA for an older 600-lot scheme at 4.7 kVA/lot. The approved plan instead describes approximately 420 dwellings: current design load is UNKNOWN. The older appendix says Meadow Springs “appears to supply” the adjacent HV network and had less than 5 MVA capacity. [K, PDF p590]

What could stop a deal

UNVERIFIED Current supply point, capacity and connection offer. The main plan also says sufficient local supply exists; old appendix forecasts are not a current offer. The shortlist’s 1.7 MVA is an unvalidated dwelling proxy, so it is not used as a design load. [K] [D]

Scorecard: proof of 7 on each criterion

Target: 7/7 each · no 7 claimed yet

A signature is the primary objective; this is an evidence audit, not an awarded score. The official 7 descriptors set the bar. [J — official criteria]

Customer evidence

Structured feedback changed the focus toward early developer signals, but customer breadth is still limited.

7 target: Structured, constructive conversations with lots of customers, and the product has been refined on this feedback.

Conversation log, buyer/expert distinction and documented changes [V]

GAP — Only one buyer conversation recorded; more customers and feedback on the refined lead cards are missing.

Does it address the challenge?

Ranked, explained SWIS leads connect planning evidence to grid constraints and a proposed commercial next step.

7 target: Broad utility for anyone experiencing this challenge.

Ranked lead evidence · Challenge brief, three lanes and verification limits [F]

GAP — Stage 1 load and band fit, current site-to-substation attribution, broad user validation and an end-to-end demonstration of the constraint timeline, approvals watcher and precinct screener together are missing.

Is the prototype technically sound?

Already-served public prototypes provide concrete deployment evidence; this deal desk is a local static HTML/CSS artefact.

7 target: Deployable now.

Public deployment proof [L] · Local structure and deployable-now evidence limits [T]

GAP — A current reproducible build/deployment handover, data-refresh checks and a team explanation of the prototype structure are missing from this evidence pack.

Do this first

Suggested actions · start Monday 26 Oct
  1. Align with Rob, then call Qube.

Ask Rob Breden, Senior Manager BD, Connected Energy, to check whether Zenith already knows the site and what a signed next step could realistically be. Use hattr’s existing channel or ask Tom for the correct address; then ask Qube for the Ranch Road development lead. [O]

  2. Unlock the Stakehill owner.

Ask Terranovis to introduce the current owner’s authorised development manager. Request the current title, electrical servicing advice and stage yield; resolve the old 600-lot load before presenting a size to Zenith. Go to #2 ↓

Turn an introduction into a decision

Suggested week: Monday: reach the sponsors. Tuesday: joint Zenith qualification and current servicing documents. Wednesday: Zenith decides whether there is a viable scope and contracting path. Thursday: resolve authority and terms. Friday: seek a signature only if Zenith and the developer are ready. These are proposed actions, not booked meetings or promises.

Zenith describes urban microgrids and a finance, design, construct, own and operate model. Any site design, costs, licence route, offer or agreement must come from Zenith. [Z]

Why only three? MKSEA Precinct 1 has a conflicting large data-centre use; Precinct 6 lacks an identified proponent; older North Ellenbrook and Sawley pitches have counter-evidence. The Plan Extent file is a baseline with no observed changes, not proof of a fresh sale. [S]
